Location: Leeds

Bearing in mind that the document will be aimed at developers, householders and funders the group related earlier findings to the actual form that the Village Design Statement will take.

Each of the above aspects was considered using the findings of the first workshop.

Buildings and how they relate to each other

Important buildings to which the document should refer
· Church and other listed buildings
· All buildings pre 1850 need to be considered - together they make up the unique village of Kippax.
· Kippax has a long history it was mentioned in the Domesday book.


The important characteristics of buildings in different parts of Kippax
· The High Street area gives the village its character.
· Buildings from several different periods are represented along the length of the High Street.
· Most are located near to the road.
· No building is higher than the church.
· A variety of building materials contribute to add interest

Spaces and landscape

The important landscape characteristics of Kippax
· The shape of the land upon which Kippax is built
· Kippax is surrounded by countryside mostly green belt
· Sites of special scientific interest include Townclose Hills & Roach Hill
· The allotments feature as part of the culture and heritage of the village
· There are green spaces in Kippax located in the residential areas.
· There are single trees worthy of tree preservation orders located around Kippax- especially around the church.
· Billy Woods is an ancient woodland enjoyed and appreciated by most of the residents.

· The project Kippax in Bloom has reclaimed neglected parts of the village and added interest by annual planting.


FUTURE CHANGES IN THE CHARACTER AREA OF THE VILLAGE
· Any changes in building in the High Street area must retain a village character.

· Building materials should blend in. The frontage onto the street should preferably be local stone.

· Building should be no more than two storey with a pitched roof.

· There should be restrictions put on delivery times to shops on the High Street.

· Any building change should retain the view of the church and Aire Valley view.


SUGGESTED FUTURE CHANGES IN SPACES AND LANDSCAPES
· Plant extra trees
· Extend SSSI to Persimmon land area next to Roach Hill SSSI
· Extend Townclose Hills SSSI

SUGGESTED FUTURE CONSIDERATIONS
· Make empty shops on the High Street into houses.
· Maintain and improve present High Street buildings.

SUGGESTED FUTURE LAND AND BUILDING USES
· Use of old Infant School for community facilities
· Play areas for 12 and under Plus seating for older 31+ children
· Funded by local authority and charities
· Future building should be infill only
· Improvement of bus parking especially at the top of Cross Hills
· No more loss of green belt
· Multi activity site for skate boards and bikes
· Funded from various funders e.g. Living spaces –several sites for young children’s play areas have been suggested.
· A site for community composting
· A market place on the High Street if possible in the location of the garage area.
